We look after your home through regular on-site inspections.
- Our complete 360-degree walk of your exterior looks for anything out of the ordinary, such as damage from wind, clogged gutters, or a broken window due to vandalism or forced entry. We also check any outbuildings, such as storage sheds, and all of your outdoor premises including any waterfront areas or docks.
- Our thorough walk-through of the interior looks for leaks in the plumbing or ceiling, pest infestation, or burned-out bulbs. We also run water fixtures such as your shower and sinks to keep rubber seals pliable, and check the operation of major appliances, such as the washer and dryer, the HVAC system, and the refrigerator.
We report any potential problems to you and recommend services that can address any issues. With your permission, we’ll schedule the right professionals to perform any maintenance and repair, and verify the results of their efforts.

Absentee Owner Services
Our absentee owner services give you the peace of mind needed for those times when you will be away from your Lowcountry home. Our services are tailor-made to meet your specific property and we work hard to ensure your expectations are met.
We take the worry and hassle out of home & property management. We provide full-service home watch, management, home improvement assistance, home maintenance and repair, renovation & remodeling and rental property support for home and property owners throughout the Bluffton area.
Concierge and Key Holder Services
Because we hold the keys to your home, HAMS Property Services can offer you concierge services that extend to the interior as well as the exterior. We schedule and let in and out contractors and other service professionals on your say-so. We can also remain on-site to make sure that they finish the job to your specifications.
As your local point of contact, we spare you from having to work out details such as scheduling and access. You can register our number with local law enforcement. If you already have a security system and your alarm goes off, you can instruct us to be at your home to deal with whatever emergency has popped up.
We can also see to it that your lawn gets mowed, your beds are covered in fresh linens for your arrival, and that you have a reservation at your favorite restaurant. We can run whatever errands you would typically ask a concierge to do.
Keep in mind that Concierge and Key Holder services are charged separately from Home Watch Services, typically at an hourly rate.
Second Home Management Services
If you think dealing with a second home as an absentee owner presents challenges, what do you do if you have two, three, or more homes to contend with? Arrival and Departure Services
These services are specially designed for absentee owners who return for holidays, vacations, or special occasions. We prep your home by turning on all services, stocking the pantry and fridge with food and supplies, and running errands on your behalf. All you have to do when you come back is enter the front door and relax.
When it’s time to go, you can just leave. We do a complete walk-through of the property and set all appliances and services to vacancy mode to reduce energy use and costs. If you forget anything, we can send it to your permanent address.
Vehicle Starting
You may think that storing a car or any vehicle in your garage protects it from deterioration. In reality, not using that transportation regularly can lead to problems. Its 12-volt battery can pose the most problems with inactivity, the worst of which is failing to hold a charge. Another potential issue is the rust that forms on brake rotors, especially if you park the vehicle outside. Finally, your tires naturally lose air over time.
The situation can prove worse for a water vehicle. If it has a battery, the charge slowly dissipates. The fuel may lose its octane as the fuel tank accumulates water. Anything that remains in the water for long periods can be affected by the liquid. The hull may become home to various creatures.
The simple solution to these problems is for us to start the vehicle regularly. We’ll handle any mode of transportation at your property from cars and RVs to powerboats and jet skis.
